The Site

Where is the site?

Lewisham House is prominently located in the heart of Lewisham, on Molesworth Street, adjacent to Lewisham Shopping Centre.

Surrounded by commercial and retail spaces, the site benefits from its prime town centre position and is just 200 metres from Lewisham Station, offering excellent connectivity to central London and beyond.

The site is part of the draft allocation for Lewisham Shopping Centre within the Lewisham Local Plan (2023 proposed submission document). This allocation supports a larger mixed-use redevelopment, and our scheme is designed to integrate seamlessly within this evolving vision, ensuring adaptability to future development in the wider area.

The site location is illustrated in the image to the right.

Existing Building

Lewisham House is an 18-storey vacant office building, previously occupied by Citibank, which vacated the premises due to declining office demand. Since then, the building has remained unoccupied.

With shifting market conditions and a growing demand for housing, Lewisham House offers an ideal opportunity for conversion into high-quality residential accommodation. This transformation will revitalise the site while retaining and refurbishing the existing structure, minimising environmental impact and reducing construction waste.

What is Co-Living?

Co-living is an innovative way of living centred on community and social involvement, providing a vibrant hub for its residents.

It offers an affordable and flexible approach to urban living by providing high-quality accommodation alongside access to shared amenity spaces, which are available to residents as part of a single package of all-inclusive bills.

Unlike traditional houses of multiple occupation (HMOs) or flat shares, co-living provides a higher standard of living within professionally managed buildings, offering a variety of amenities in a safe environment.

Benefits of Co-Living

Affordability – co-living provides an affordable option for an increasing number of people with all-inclusive billing and flexible tenancy length

Safety and Wellbeing – co-living provides a safe and secure environment with 24/7 management and security

Amenities – a diverse range of high-quality shared spaces and on site amenities help create a sense of community and include an on-site events programme

Environmental – sharing resources helps reduce carbon footprint per resident

Why is Co-Living Suitable for Lewisham House?

Co-living offers an accessible, flexible, and community-driven living environment in highly sustainable locations, making Lewisham House an ideal site for this type of development.

Lewisham House is centrally located in Lewisham, just 200 metres from Lewisham DLR & National Rail Station, providing fast and frequent connections to central London, Canary Wharf, and beyond.

Lewisham has a large and growing rental population, with many residents seeking affordable, flexible housing options. However, a significant proportion currently live in houses of multiple occupation (HMOs), which often lack modern amenities, adequate space, and professional management.

Co-living presents a superior alternative, providing:

  • High-quality private studios with en-suite facilities.

  • Extensive shared amenities fostering a sense of community.

  • Professional on-site management, ensuring safety, security, and convenience.

  • Releasing traditional housing for family occupation.

With its sustainable location, increasing rental demand, and the opportunity to revitalise an underutilised site, Lewisham House is perfectly positioned to deliver a modern, inclusive, and well-connected living experience.
